The Gap We Saw
Growing operators face many of the same real estate challenges as much larger companies. They negotiate leases. Open new locations. Manage construction. Coordinate vendors. Review landlord invoices. Plan future growth.
The complexity doesn't suddenly appear at 500 locations. It often appears at five. Or ten. Or twenty.
Yet the best real estate resources have traditionally been reserved for the biggest accounts. Large organizations have dedicated real estate departments and corporate service providers. Growing operators are often left piecing together support from multiple vendors while trying to run their business at the same time.
We believed there should be a better way.
Why We Built Palace
After years managing real estate programs for institutional clients at Cushman & Wakefield, our founder, Theresa Bayer, saw firsthand what dedicated real estate teams made possible. Better coordination. Better information. Better decisions.
But she also saw something else. Growing operators were carrying many of the same responsibilities without the same support. That never sat right.
As someone who grew up in family businesses, and now runs one of her own, Theresa understands something that often gets overlooked. Behind every growing business is an owner putting their own time, capital, reputation, and future on the line. Expansion isn't just another project. It's deeply personal.
Palace was built so growing operators wouldn't have to navigate those challenges alone.

Palace wasn't assembled from resumes. It was built from relationships.
Many members of our team have worked together for years, across multiple companies and different stages of our careers. Long before Palace existed, we had already built trust, solved difficult problems together, and developed a shared commitment to doing right by our clients.
When Palace was founded, many of those same people chose to build it together. That wasn't because of a recruiting campaign. It was because of years spent earning one another's trust. Those relationships continue to shape how we serve our clients today.
